What can be included in a 3-day pay or vacate notice?

 
The only item technically allowed in a 3-day pay or vacate notice is rent. As a practical matter, the court will allow you to include a late charge that is authorized by the rental agreement and a charge for the notice itself. Do not include utilities, deposits or pet fees. Those items should be in a 10-day notice to comply.

Because of the statutory restriction, if you include late fees and notice fees in the 3-day notice but, during the 3 days, the tenant tenders only the rent portion, you should accept that portion and give the tenant a 10-day notice to pay the late fees and notice fee.
